Transaction Management
From Office Requirements to Bi-Weekly client updates. We handle all the details from Contract to Close ensuring a smooth transaction for you and your clientele.
- Review PSA for completeness (signatures, dates, addendums, etc.)
- Open Escrow
- Introduce myself as your personal Transaction Manager and liaise between all parties on your behalf
- Enter all of the contacts, appropriate dates, and documents into our transaction management software to maintain organization
- Act as the primary point of contact for your clients to address any and all questions throughout the transaction
- Distribute copies of the contract to all relevant parties.
- Facilitate and verify the deposit of the Earnest Money
- Monitor contingency deadlines and provide a demand notice to the other party if timing is missed
- Ensure the loan underwriter has the various certificates and clearances needed.
- Consistently check in with Escrow and other third parties to ensure everything is running smoothly and efficiently towards the decided closing date.
- Provide weekly/daily updates to you or directly to your clients, as requested
- Coordinate inspections, repairs, appraisals and other necessary appointments throughout the transaction.
- Assist you in managing any issues that arise with buyers, paperwork or outside parties.*
- Document all communications with and among parties involved with the transaction.
- Audit the transaction file prior to the close of escrow to ensure all paperwork is complete.
- Provide necessary referrals to the client to assist in the moving process. (cleaners, movers, painters, landscape, etc.)
- Coordinate final walkthrough and key transfer.**
- Provide all necessary documentation to the brokerage.
- Schedule out celebratory meal with you and your client at a restaurant of your choosing.
- Request client reviews of their experience with their agent for marketing purposes.
